How to Find A New House

To find a new house as a first-time buyer can be a frustrating task. To the untrained eye, it seems like every house is viable, but there are many things that factor into buying a house. Instead of being dependent on others, try searching for yourself. It could save you time and money if you know what you want and how to get it. Making lists is your best friend. Here is a list to help you get started:

1. Figure out your price range.

First things first, you have to know what you can afford. The price range can help narrow down which neighborhoods you can live in. Everyone is enamored by mansions and wish they could afford it, but the reality is far from wishful thinking. In practicality, an average person, especially in a state like New York, the perfect house is difficult to come by.

2. Find out what factors are important.

Once a price range is set, the next thing to look at is what matters to you in day to day life. If you have kids, a good school district could be a top priority. If you need to commute via public transport, maybe you want the house near a train station or bus stop. Perhaps being close to a hospital or gym is important. Making a checklist of these things helps create an idea of where you want to live. To find a new house, you should take into consideration all the essential things.

3. Narrow down a neighborhood.

Chances are, before you even started, you already chose a state to live in. Decisions on the macro could be easier than the micro. Once all the necessities are factored in, a neighborhood is easier to choose. The more specific you are, the smaller the list of results. 

4. What is necessary for the house itself?

Going even more micro, you need to figure out what the house absolutely needs. How many bedrooms are a minimum? How many bathrooms are needed? Do you need a basement? How important is a garage and is there parking allowed on the streets? Should all the bedrooms be on one floor or should there be a certain layout? How necessary is a backyard or the size of the kitchen? 

5. Reach out to a real estate agent or be your own.

With the internet being a very useful tool, being your own real estate agent isn’t too difficult. If you have all of the above figured out, sites like Zillow or RedFin allow you to use filters to narrow down the houses available with your criteria. New houses are added often, so remember to keep checking until your heart is really set on one. If you prefer to be shown around by real estate agents, there are contact numbers on all the house hunting sites.

Once you’ve checked off every criterion, make sure you make a list of houses you like in chronological order according to preference.

There are many things you can compromise on, but there doesn’t seem like a logical reason to do that when you are about to spend so much money on a place that you will be living for the foreseeable future. The technicalities of buying a house include getting approved for a loan, putting a down payment, etc. But this all comes after the initial steps. No one can help you if you don’t know exactly what you want. And not knowing how to find a new house lets others take advantage of you. It would not be wise to say that once you’ve completed the purchase, the hard part is over. Owning a house is a whole other monster.
